Localize the problem first
A damaged pipe boot or flashing joint may be repairable if the surrounding roof assembly is serviceable. Extensive missing shingles, widespread deterioration or repeated leaks across multiple areas can justify a broader evaluation.
Have the contractor document why a targeted repair is or is not practical. An inspection report is more useful than a one-sentence recommendation.
Compare cost over the remaining life
Ask how long a proposed repair is expected to remain serviceable, whether replacement materials can integrate with the existing covering and whether additional hidden damage could change the work.
There is no reliable replacement threshold based solely on a roof’s age. Installation quality, previous maintenance and exposure matter.
Request two scopes when uncertain
A written repair-only scope and a complete replacement scope let you compare what each covers. Include debris disposal, work timing, warranty terms and how surprises will be handled.
A major project also merits a direct permit check with the City of La Porte.
